As your Upper Lonsdale Expert and Top Selling Agent for detached homes in the area YTD 2024, I have experienced first hand, how busy the market is and I have been telling everyone that would listen to LIST their home now or as soon as possible.  

Even as I have been sharing that over past two months, it is still accurate in our Pre-Spring market.

Back in January, my listing at 268 W Osborne was the hottest Upper Lonsdale listing on the market and we had over 160 Realtors and Buyers visit to view the home.  In the end we received eight offers and a great price for the seller.

Today, as I toured some of the new listings on the market, it was clear that buyers are out in full force.

Five of the six homes I visited were moderately busy with two to three groups viewing the home to very busy with ten plus groups viewing the home and people coming and going with a constant stream of buyers.

So WHAT IS HOT.

Three of the five homes I viewed has a basement suite and two of them had strong traffic.  The busiest home was on a busy street, was nicely renovated with two levels and had a smaller view.  It had a 50 foot lot, nice decks and was priced under $2,000,000.   

The next busiest was a  3200 sf home w on a quiet street with a nearly 8000 sf lot.  The home is a three level home, with some recent updates and also priced under $2,000,000.  This one is priced below actual value and I expect they are trying to get multiple offers.  Their tax assessed value is a few hundred thousand dollars above their asking price.

The third busiest, was a cute and stylish, renovated Craftsman style home with three levels, a basement suite, over 2800 sf of living and a lot with over 4400sf.
